We include in the price:
  1. All planning permits.
  2. Codice Fiscali ( Fiscal Code registration) Essential for the purchase of a property in Italy.
  3. Registration of utilities.
  4. All renovation and building work as described in the original plans.
  5. All necessary property searches at the land registry.
  6. The property furnished (see full inventory for complete list).
  7. Registration of the property in your name(s) at the Land registry.
  8. 1 year’s maintenance contract including gardening, cleaning, airport transfers from Pisa to your home in Italy and property servicing.
  9. Relevant documentation translated from Italian to English where necessary.
  10. All legal fees*.
  11. Payment of all government purchase taxes plus local registration taxes including Notario’s fees.
All documentation can be completed in Italy or in the UK, the finale contract will be written and signed in Italy in front of a Public Notary, translation of the contract will be in English of the main points, dew to a special power of eternity signed by the purchaser(s) which will allow so that the final deed will be all in the purchaser(s) name(s).

Stages of purchase : Customer responsibility
  1. The first deposit. This is an option to purchase the property does not entitle the client to the property until all the agreed payments have been made and the property has been signed over to the clients (purchasers).
  2. The second payment (and subsequent payments) to take place at various stages of the completion of the property.
  3. The final payment of the purchase, at completion of the property secures the property into your name and this will be registered at the Land registry in Italy.

Disclaimer
  1. The first deposit of 10% of the total value of the property is returnable from the signing of the first stage of this agreement:
    (a) For up to 14 days in full from the date of the signing of the first (Scrittura Privata).
    (b) From the 15th day to the 28th days as to one half with forfeiture to TDH of the other half and in either case the transaction shall be null and void.
    (c) From the 29th day onwards from the signing of the contract, the purchaser(s) will lose all rights on the property and monies paid to date to the TDH.
  2. Any delay’s during the payments according to the main agreement (Srittura Privata) may incur a penalty of up to 15% of the total value of the property and/ or extend the time of completion of the property.
  3. If payment is delayed then the guaranteed completion date is null and void.
  4. If final payment is delayed for a greater period than six months after completion, then all deposits paid by the purchaser will become forfeit and the sole property of Tuscany Dream Homes.
  5. The money paid to ‘Tuscany Dream Homes’ is for an ‘Option to Buy’ the registered property. It does not entitle the purchaser or any relative or representative, the property or any materials relating to the property or any rights to the property.
  6. Once final payment is made, the property will be registered into the name of the purchaser at the Land registration office in Italy.
  7. We endeavour to fulfil all the specifications as laid out in the initial description and plan of the property. Each property is unique and consequently all projects are bespoke and may necessitate alteration and change where necessary. We will inform our clients when and if there is alteration of the original plans.
  8. If the company ‘ Tuscany Dream Homes’ is for any reason is taken into receivership or for any other reason, ceases trading, then the land and property up to the point of construction, at the moment of cessation of trading, will become the sole property of the client named on the contract.
  9. All legal documentation relevant to Italian Law will be in English and Italian, translated by a registered legal translator. All legal work to be complete in the UK using a registered Italian lawyer based in the UK.
  10. You are in no way treated differently in law in the purchase of property in Italy than an Italian citizen. There are no special ‘deals’ or taxes for foreigners. All procedures will follow the normal Italian process and be legally binding in Italy and be registered in Italy after the completion of the final contract and payment of the purchase of the agreed property.
  11. Clients must give seven day notice before they arrive on site of the project, due to health and safety regulations.
  12. No tradespersons or builders to be employed by the clients, to work on the project until after the completion of the project and the signing over of the property to the clients and after all monies have been paid. The clients must not come onto the project site and work themselves until after the project is complete as above.
  13. No modifications to the design of the project are permitted after the commencement of the project unless agreed in writing. If modifications are agreed then this may extend the completion date and therefore dates specified in the contract will become null and void. Any modifications made by the clients after the commencement of the project will be subject to additional charges.
